I'm going to to take the next step and move out my double garage after Christmas as it is getting too small.

How much do you pay for your workshop space as I don't want to pay over the odds.

Quite like something I can grow into and have my eye on a unit in Glasgow city centre(ish) which is handy for tool stores, timber suppliers and the motorway to get to clients etc.... Would save me a lot of time and fuel I am spending now to get the them. It has potential to turn part of it into a showroom so to speak to showcase work but the guy is saying £1000 per month. Think he's at it and could be negotiated down as it has been empty for 2 years.
 
I dont know what it is you are going to make but to cover that sort of cost you need to sell quite a bit on a regular basis,factor in other costs like rates and utilities etc and you can add around a third more to the total.
Any chance you could extend your garage ?
 
Commercial property is usually compared on a so much per sq ft per year basis, so the unit you are looking at, if it was say £5 psf would need to be 2,400 sq ft. So what we need to know is, how big is it? From that you can work out the psf price, and compare that with others. Smaller units will of course be dearer psf than larger ones.

Have you actually worked out how much space you need?
 
Remember to add VAT and business rates to that number. Commercial property is usually advertised less VAT and with out rates. There is often a service charge too.
