Guys,

I was today fixing a Geburit frame in place. Those who do not know what this is it's a cistern ready plumbed, mounted on a metal frame, for an invisible loo cistern.

It has been a major pain-in-the-toucas. Removing the 2x floor fixing bolts today to do some measuring I discover that 1) the bolts are that soft lag screw metal used on fences 2) one has lost its head with 75mm of thread still in the floor 3) the other is bent and has lost its tip in the hole.

Who would use such poor items to fix a heavy loo and the weight of a person.

Now I need to get the broken bolt out. Any suggestions please.

Having got it out I am considering using Epoxy fittings for bolts in the 100mm holes. I have no experience of this what would you recommend. Considering stainless bolts.

As the holes are slotted you should be able to drill down the side of the nylon plug and use chemical anchors.

One of the 150ml cartridges from Screwfix will do you and a couple bit of M10 studding and nuts to suit. Not much point in going with stainless as the frame legs are only galv steel. Drill 12mm hole about 100mm deep, clean out dust, pump in resin then poke the studding in. Tighten nuts once set.

PS don't do what I did last week and leave the supplied pan connector resting on the frame just under the cistern and then board it in and tile the wall :oops:

I've never done/had to do anything like that. Broken end is 30mm deep I'm considering trying to drill a 4 or 5 mm hole in it and then try a screw extractor...but I've only heard horror stories about those. Would this be likely to work. The bolt end is sloping at 45 degrees.

The problem with this broken bolt is its broken off at 45 degrees. I've tried to drill into it with 3mm and then a screw extractor...no grip. I've tried to flatten the bolt with a 10mm bar and a big hammer.

Problem is this bolt is within 14mm of a set of tiles which cost £280 per sq m, are no longer made and damaging them would be a real costly exercise to replace them all..15 sq m.

So I've given up. Tomorrow I'll drill a hole adjacent to the first one which will just fit into the Geburit brackets range possibly with a gnats todger to spare if I'm lucky and 2mm to spare on the tiles I'm drilling through. Better get a good nights sleep.

Thanks for your help and I will use the epoxy idea.
