I need a loft ladder, I have to enlarge the opening into the loft so overall size isn't to important, the problem is that when not in use it will need to be housed on top of the door/flap as the cold water tank is right in front of the opening so there's no where for a ladder to slide to.

So has any one got any experiences with these, which to avoid and which are good etc. and of course where to get best value for the bucks!

I have fitted a few of the Wickes/B&Q ones in the past and can recommend them. The ladder folds up onto the top of the door so doesn't need any extra space in the loft. The springs are good at supporting the weight of the door as it opens and it has a seal around the perimeter. I think they are on offer at the moment too.

Thanks for the recomendations, Looks like I have to go into a B&Q then (hope no one sees me)
And then I'll have to find another place to hide MY useful stuff from swmbo since the ladder is so she can get to the loft and investigate why I spend so much time there. #-o #-o
