dark oak look-alike floor finish

I know there has been lots of discussion about finishes to pine floors - but hre comes another. There seem to be as many opinions as there are finishes!

I am trying to get to something like the great job done here
I have old (pitch?) pine victorian boards and have just nearly finished sanding and gap filling.
Am I OK to choose:

1 this stain
2 this water based varnish

I've looked at Bona and lacquer but would worry about messing up.

Never used the brand or shop you plan to so can't comment on the quality. One thing to note though, you tend to get a more natural deeper colour when you stain first then varnish.
